There is a common assumption that a two-bedroom apartment is half the work of a four-bedroom house. In practice it rarely is. Apartments and townhouses concentrate almost all the effort into the rooms that take the longest anyway — the kitchen and bathroom — while adding their own quirks: stairs, shared walls, limited ventilation and no room to work around clutter.

Why small spaces are not quick jobs

In a standalone house, bedrooms and living areas dilute the workload; they are large but fast to clean. Strip those out and what remains is the dense stuff. A compact kitchen still has an oven, rangehood, splashback and appliances. A single bathroom still needs grout, glass, tapware and an extractor. That is why a good apartment clean is priced on what is in the space, not just the floor area.

Ventilation and moisture

This is the single biggest difference in Auckland high-density living. Apartments and townhouses often have one or two openable windows, internal bathrooms with no window at all, and a laundry tucked into a cupboard. Moisture has nowhere to go, so mould appears on ceilings above showers, in window reveals and behind furniture on cool walls.

Extractor fans matter enormously here and are almost never cleaned — a clogged fan moves a fraction of the air it should. We clean fan covers as standard and treat mould-prone corners rather than just wiping the surface and leaving the cause.

Modern finishes need care

Newer Auckland townhouses are built with engineered timber or vinyl plank flooring, matte black tapware, and large format glazing. All three are easy to damage:

  • Engineered timber and vinyl plank — over-wetting lifts edges and can void the flooring warranty. Controlled-moisture cleaning only.
  • Matte black tapware — abrasive or acidic products permanently mark the finish.
  • Large glazing — shows every streak, so it needs proper technique rather than a quick spray and wipe.

Stairs, and the vertical problem

Townhouses are tall and narrow. Stairs are one of the highest-traffic surfaces in the home, collect the most dust on their edges and balustrades, and are slow to clean properly. Multi-level living also means carrying equipment up and down, which is simply part of the job — but it is a real reason a three-level townhouse takes longer than its floor area suggests.

Body corporate and shared areas

If you manage a building rather than a single unit, lobbies, corridors, lifts, stairwells and carparks all need a schedule of their own. We handle these under our commercial cleaning service, and can run resident units and common areas on the same visit.

Getting access right

Access is the practical thing that most often goes wrong with apartment cleaning. Fobs, visitor parking, lift bookings for equipment and building sign-in all need sorting before the first clean, not on the day. We work this out with you up front so the first visit runs like the tenth.
